Take a Look Inside.

A LANDMARK WITH NEW POSSIBILITIES

The building’s historic character, multi-level layout and former fraternal-hall configuration provide a compelling foundation for adaptive reuse. Potential concepts may include residential or mixed-use development, a cultural or performing-arts venue, community or educational facilities, creative offices, event space or another neighborhood-serving use.

Local residents and community organizations have expressed strong interest in seeing this important historic building preserved and returned to productive use. Its historic designation may provide access to certain preservation or redevelopment incentives, but eligibility and availability must be independently investigated.

These concepts are presented solely as possibilities. No particular use, development plan, financing source, tax credit, incentive or government approval is represented or guaranteed.

IMPORTANT PROPERTY STATUS AND BUYER DUE DILIGENCE

The property is currently condemned and is listed on the City of Cleveland’s demolition list. However, the owner has been advised that demolition will not proceed because the building is a designated City of Cleveland Landmark. This information can be independently confirmed with the City’s Demolition Department.

Because the property is both condemned and historically designated, any rehabilitation, alteration, change of use or redevelopment will require coordination with and approvals from the City of Cleveland and other applicable governmental and historic-preservation authorities.

The property is offered strictly as-is, where-is, with all faults. The prospective buyer is solely responsible for all due diligence, including—but not limited to—investigating the condemnation order and abatement requirements, current demolition status, demolition holds, landmark protections, structural and environmental conditions, zoning, permitted uses, historic-preservation restrictions, building systems, utilities, code compliance, title, taxes, development feasibility, financing and incentive eligibility.

Prospective purchasers must independently verify all information and requirements with the appropriate City departments, the City’s Demolition Department and the Cleveland Landmarks Commission.

PROPERTY ACCESS

In-person access is limited to authorized dates and times and will require execution of a separate property-access waiver before entry. All entry is at the visitor’s own risk. No escort, guide, safety monitor or on-site supervision will be provided.
